The renovation of a townhouse on W 95th Street in New York City was driven by both structural necessity and a complex spatial program. The existing house suffered from severe structural compromise—its aging floor structures were weak, and the rear facade, previously renovated in the 1990s, was separating from the floors, causing extensive water damage.
Beyond structural restoration, the project reimagines the townhouse as a multi-generational home with five distinct living conditions: a private apartment for the client's grandparents, a separate unit for rental, sleeping quarters for the clients and their twin sons, and shared common spaces designed to connect the children, parents, and grandparents. This balance between autonomy and connection is achieved through the strategic insertion of key architectural elements—including a spiral stair, a winding stair, a straight-run stair, and a thickened facade—that both separate and link the various living spaces.
